House Hunting- Take One.

We looked at nine houses today. Only three bear mentioning. Here they are and the pros and cons of each.

Rivermet Ave.

House number one is a Victorian. 3 beds 1 1/2 baths. About 1600 square foot. Hubs loves this one most. I'm apprehensive about it because we couldn't gain access to the basement because it has an outside door and it was pad locked. Mistake or are the sellers hiding a dungeon down there?
PROS-
*So stinkin' cute I could just die from cuteness overload. Also the seller baked fresh cookies and left them out on the counter (smart woman).
*Has more than 1 bath room. We need that. Trust me.
*Cute kitchen! With dishwasher.
*Laundry room is on 2nd floor. Weird kinda but I dig it. Actually makes more sense considering all bedrooms and full bath are upstairs.
*Leaded windows. Swoon ♥
*Fenced in yard.
*Large closets in all bedrooms.
*Sweet little built-in china hutch in kitchen.
*Sewing/crafting room.
*Sellers are super motivated to sell. Bring offer.
*Walking distance to the park.
CONS-
*Basement access is on outside of house. (doesn't bother me a bit. Basements=spooky)
*Back porch steps are sinking.
*Needs gutter work. Has lots of vegetation growing. (ghetto window boxes ;) )
*Needs siding because this woman? Ain't scraping and painting wood siding. EVER.
*Needs efficiency windows.
*No garage. And IN winters are a b*tch.
*May not be the best neighborhood.

Kinsington Blvd

House number two is my favorite as of right now. That's subject to change. And it does change hourly. Its a 3 bedroom, 1 1/2 bath and about 1385 square foot. I love it best because of the HUGE master bedroom with 3 (!!!!) closets and the sweet screened in porch. Hubs doesn't like it and couldn't come up with a single reason why. Male reasoning, I swear.........
Ahem, anyway-
PROS-
*Screened in front porch. Rainy day? No prob kids, go play on front porch.
*Fire place in living room with built-in flanking it. I♥built-ins if you haven't guessed.
*Great neighborhood.
*Fenced in back yard.
*Garage with parking space next to it.
*Dishwasher (yes, I'm that lazy that not having a dishwasher is a deal breaker for me)
*Partially finished basement.
*Half bath in basement with shower. So isn't that really a full bath? Whatever.
*3 closets in the master bedroom.
*Huge master bedroom.
CONS-
*Smallest, dinkiest little (9x7) 3rd bedroom I ever did see. Sorry Trev, but that would be your room.
*Lots of stuff in basement and its hard to see the plumbing, electrical and other junk. Would def pay for inspection.

Edgewater Ave

House number 2 is really darling. And shiny and new. Its 3 bedroom, 1 bath and around 1200 square foot. We both like it a lot. Everything has been updated and replaced.
PROS-
*New efficiency windows.
*Brand new vinyl siding.
*Basement is dry but unfinished and that's OK.
*New HVAC.
*Great neighborhood.
*Nice garage.
*New electrical.
*Fireplace.........in the master bedroom. How romantic huh? ;)
*Large master bedroom.
*Sky light in the bathroom.
*Off street parking.
CONS-
*No dishwasher.
*Ugly cabinets with some kinda Plexiglas panels. Ick. Ew. Yuck.
*Refrigerator is right in front of basement door and barely clears it. A unit with french doors would fix that prob though.
*Slight roll in the living room floor. Kinda makes ya feel like you've had a few too many when walking to the front door.
*No yard. At. All. (to me that equals less mowing. The kids will protest a small yard though.)
*Third bedroom is teeny tiny (9x9). Again, sorry Trevor.
*Only 1 bathroom. But we could add a half bath in the basement.

So that's the run down. We have more to look at on Thursday. I like all these houses but there's always a thing or two that just doesn't sit well with me or the hubby. None of them make us want to run to the bank yet. If I could move the Victorian Cutie to the other side of town and add a garage I'd be at the bank right now. If I could make Kingston's 3rd bedroom about 5 foot bigger, I'd sign a contract like a day ago. And if Edgewater had just a 1/2 bath and larger 3rd bedroom we'd be proud home owners by tomorrow.
We'll see what Thursday holds. One of my fav houses is a foreclosed property with 4 bedrooms, 2 baths, a Florida room & over 1900 square foot!! Come to Momma!!! BUT- its about 24K outta our price range but it is a foreclosed house so it might work. Cash talks so they say..........
